Planning PermissionMost new buildings or major changes to existing buildings or to the local environment need consent, known as planning permission. Why Planning Permission?The System's main aim is to protect the public interest with regards to the local environment. Development by corporations and the public need to be allowed in some cases to ensure that towns prosper and grow. However, strict control of this development must be maintained to ensure that the character and amenity of the area is not adversely affected. Not all development needs planning permission - changes that do not affect the external appearance of a building do not require official permission. Also small changes to the outside of a building may not need permission. This ensures that house owners maintain a certain amount of freedom when making improvements to their property. |
Building ControlAfter applying and receiving planning permission, you will then need to apply for Building Regulations. Planning Permission and Building Regulations Approval are completely separate requirements. In essence, the Regulations are a set of minimum building standards which provide acceptable levels of health and safety for people including those who are disabled, who live, work, visit or are in the vicinity of buildings. It is the responsibility of the Building Control Division of the local council to enforce the Building Regulations. When is a Building Regulations Application Required?These Regulations apply to most building work, whether it is inside or outside the building: New buildings, extensions, loft conversions and even additions such as extra washing facilities and hot water storage systems.
